Waldorf is the largest community in Charles County, and a big share of it is townhouses. Census Bureau survey estimates count more than 8,000 single-family attached homes in the Waldorf CDP — about one in four homes. Davis Construction & Home Improvement has installed floors throughout Waldorf and St. Charles, in townhouses and single-family homes alike.

MHIC-licensed (#118450), with 13 years in business and 30 years of experience. Call 240-794-2274 for a free estimate.

Townhouse floors

If your townhouse main level is one open space — living room, dining area, and kitchen in a line — that's where one continuous floor pays off. Running the same luxury vinyl plank or hardwood through the whole level, without a break at every doorway, makes a narrow home feel bigger. We plan the layout so the planks run the length of the room, and we keep transitions to the spots that need them, like the front entry or a tile kitchen.

Permits and your HOA

Here's the good news. Charles County's Department of Planning & Growth Management lists floor laying and refinishing, carpet installation, and linoleum and tile work among the jobs that don't need a residential permit. For most flooring jobs, that means no permit and no inspection wait.

If you live in St. Charles, your village's Planning and Design Review Board and HOA review changes to the outside of the house. New floors inside don't change the outside, so they aren't what those boards look at.

The one exception is structural. If damaged subfloor or joists need repair, that's an alteration, and alterations are on the county's permit-required list. Building inspections on county permits are done by Planchek, Inc.

Frequently Asked Questions

Usually not. Charles County lists floor laying and refinishing, carpet, and linoleum and tile work as not needing a residential permit. Structural subfloor or joist repair is different.
Yes. A whole-level job typically takes a few days, depending on square footage and subfloor prep.
St. Charles review boards look at exterior changes. If your association has its own interior rules, check them — we're glad to help.
