New floors change how a whole house feels, and the first question most homeowners in St. Mary’s, Charles and Calvert County ask is what it will cost. This guide lays out what Davis Construction & Home Improvement charges for common flooring jobs, how we price them, and what can move the number up or down. We’re MHIC-licensed (#118450), with 13 years in business and 30 years of experience.

How we price flooring

Flooring is quoted by the square foot, and our price includes labor and materials. Tearing out the old floor and hauling it away is part of every estimate. The biggest thing that changes the total is the floor you choose: luxury vinyl plank (LVP), hardwood and tile all land in different ranges.

What common flooring jobs cost

JobLuxury vinyl plank (LVP)Hardwood
About 1,000 square feet$12,000 to $15,000$18,000 to $25,000
A 2,000 square foot house$24,000 to $30,000$36,000 to $50,000

These are installed prices, labor and materials included.

High endAbout $10,000

What can change the price

  • The material. LVP usually costs less than hardwood for the same area. Tile depends heavily on the grade you pick.
  • What we find under the old floor. If demo turns up soft or damaged subfloor or joists, that repair is priced separately, and you see the price and approve it before we do the work.
  • How much of the house you do. A single room, one main level, or the whole house at once.
  • Heated floors. A heated tile floor needs an electrical connection by a licensed electrician, and in some counties a separate electrical permit.

Choosing the right floor for each room

Maryland’s humid summers make moisture the main thing to plan for. LVP is a strong choice for basements, bathrooms and laundry rooms. Hardwood works well in living areas where humidity is controlled, and engineered hardwood is more stable than solid hardwood in damp spots. Porcelain tile is a solid pick for kitchens and baths.

We also follow the rule of 3: use no more than three different flooring types in one home so the rooms flow together. Tile in the bathrooms, LVP in the kitchen and hardwood in the living areas is a common mix.

We install Shaw Floors, Mohawk, Daltile and Cali Bamboo, and order other materials through Build.com.

How long flooring installation takes

One room of about 200 to 400 square feet usually takes 1 to 2 days. A whole house usually takes 3 to 7 days, depending on square footage, subfloor prep and material. Tile takes longer because the mortar has to cure.

Do you need a permit for new floors?

Usually not for the floor covering itself. It depends on the county and the work:

  • Charles County lists floor laying and refinishing, carpet installation, and linoleum and tile work among the jobs that don’t need a residential permit. Structural repair to the joists or framing may need a county permit, since alterations are on the county’s permit-required list.
  • Calvert County: replacing the subfloor alone usually doesn’t need a permit, but a structural repair to the joists does, through Calvert County Inspections & Permits. Electrical work for a heated floor needs its own electrical permit, filed by a licensed master electrician.
  • St. Mary’s County: if demo turns up structural damage, the repair can need a permit from the Department of Land Use & Growth Management.

We check what your job needs at the estimate and handle any permit and inspection.

Veteran and military discount

Veterans and active duty military get 10% off, up to $1,000. Mention it at your estimate.
