The Town of Chesapeake Beach reviews zoning and land use and Critical Area requirements, and Calvert County gives final approval on building permits. The town's residential zoning permit form isn't only for exterior work — it includes interior removal and interior remove-and-replace. So a basement project here starts with the town.
Calvert County treats basement finishing as its own permit work type. It needs a building permit, an electrical permit submitted by a licensed master electrician, and a plumbing-gas permit submitted by a licensed master plumber for any bathroom or wet bar. For homes inside Chesapeake Beach town limits, the county also requires a Beach Application Approval with the building permit package.
If your home is within 1,000 feet of tidal water, it's in the Chesapeake Bay Critical Area, and the county requires a Critical Area Worksheet for finished basements there.
It sounds like a lot of forms. For you, it's one conversation — we put the package together and walk it through both offices.
We also work in North Beach, Owings, and Dunkirk. See our finished basements in Calvert County page, or every area we serve.
