The Town of Chesapeake Beach reviews zoning and land use and Critical Area requirements, while Calvert County gives final approval on building permits. Calvert County treats exterior changes beyond routine maintenance that alter a home's appearance as an exterior modification needing a building permit. For homes inside the town limits of Chesapeake Beach, the county requires a Beach Application Approval to be submitted with the building permit package.
If your home is within 1,000 feet of tidal water, it's inside the Chesapeake Bay Critical Area, and the county asks for a Critical Area Worksheet with exterior modification permits there.
