Start with the subfloor

When an old floor comes up, we look at what's underneath before anything new goes down. Soft spots, squeaks, a dip near a doorway, or old water damage by a toilet or a sink all show up at this stage. Plank and tile floors need a flat, solid base. Put them over a bad one and you get gaps, cracked tile, or a floor that moves underfoot.

Small problems — a few low spots, a loose panel — are handled with leveling and fastening as part of the prep. Rotted or damaged subfloor gets cut out and replaced. If a joist underneath needs repair, you'll hear about it and see the price before we do it.

When it needs a permit

Floor covering and routine subfloor prep are straightforward. Structural repairs to the joists or framing can become permit work. St. Mary's County's residential permit application includes a renovation permit type, filed with the Department of Land Use & Growth Management and tracked in eTRAKiT, and building inspections are done by MDIA. If your floor turns into that kind of job, we file it and schedule the inspection.
