Great Mills sits between Lexington Park and Leonardtown, and St. Mary's River State Park sits along Route 5 between Great Mills and Leonardtown. A 2015 county planning draft for the area pointed to the age of many of its buildings. Davis Construction & Home Improvement has built and rebuilt decks throughout Great Mills, and if yours has some years on it, here's how we decide between repair and replacement.

When we look at an aging deck, the boards are the least of it. We check the posts and footings, the ledger where the deck meets the house, the joists, and the stairs. If the frame is sound, new decking and railings can give it years more. If it isn't, we tear it out and build a new one to the code the county enforces — its deck guide lists the 2018 International Residential Code.
Either way, it's permitted. The county's guide says building permits are required for all decks, and we file it for you.
If your lot is within 1,000 feet of tidal water, it's inside the Chesapeake Bay Critical Area, and the permit application asks about it. In the Critical Area, St. Mary's County wants a scaled Critical Area site plan, and decks are among the surfaces its guide lists. We prepare it with the rest of the application.
